The money question

Does insurance
cover mold?It depends on the cause.

It is the first question most people ask, and the honest answer is: sometimes. What matters is what caused the mold.

The deciding factor is the cause

Insurance generally cares less about the mold itself and more about what caused it. Mold that results from a sudden, accidental, covered event, a burst pipe, an overflowing appliance, certain storm damage, is often covered, because it stems from a peril your policy already protects against. Mold that results from long-term neglect, an ignored leak, ongoing humidity, deferred maintenance, is usually not covered, because insurers treat that as preventable.

The fine print to look for

Many policies cap mold coverage at a set dollar amount even when it is covered, and some exclude it unless you have added a specific endorsement. Read your policy for the words "mold," "fungi," and "water damage," and note any limits. If you are not sure, your agent can tell you exactly what your policy does.

Straight answers

Common questions

Does homeowners insurance cover mold remediation?
Sometimes. Mold caused by a sudden covered event like a burst pipe is often covered, while mold from long-term leaks or neglect usually is not.
How can I improve my chances of coverage?
Document the water event with photos and dates right away, report it promptly, and get a written professional assessment of the cause. Neglect is the most common reason claims are denied.
Will you work with my insurance company?
We provide the written assessment and documentation insurers ask for. We cannot guarantee what your policy pays, but we make sure you have the record you need.
